An appraisal completed by a qualified professional gives the user of the appraisal supported facts and figures to work with.  Equitable arrangements can more easily be arrived at with the assistance of an appraisal.  Relying on an appraisal allows everyone to walk away knowing they have received a fair deal.

 

In most cases, a historical date of value will be requested to reflect the date of passing.  This type of appraisal is often referred to as a ‘date of death’ appraisal because the appraisal determines the value of the property as of the date of the decedent’s passing.  

 

Often a ‘current value’ appraisal is also requested to determine current market value for purposes of sale, or settlement between heirs.  A current value can be especially useful when there is a large gap between the date of passing and the current date.  If you are unsure what is required for your situation, we are happy to speak with your attorney or accountant to clarify the type of value(s) that you need.

 

As an objective third party we are bound by the ethics provision within the Uniform Standards of Professional Appraisal Practice (USPAP).  This provision requires confidentiality and the utmost discretion to the client.
